Make it all about them. Make it all about your bed and breakfast guests.  Author Bruce Turkel, in his insightful book All about Them: Grow Your Business by Focusing on Others makes it clear that what really matters to consumers is their own self-interest. Business owners (including innkeepers) can use that knowledge to make their businesses (specifically bed and breakfasts) about the people they are trying to reach (potential guests).

Author Bruce Turkel states that successful businesses created for today’s “all about them” economy realize what you do is less important than identifying who you are and why that resonates with current and potential customers (guests).  

Turkel stresses that “good brands make you feel good, but great brands make you feel good about yourself.” Things sell not because of what they can do, but because of how they make consumers feel.  

What attracts business to you and separates you from the competition (other accommodations)? Understand exactly what your customers are buying.  What do you provide that they cannot find anywhere else?  

Figure out who you are and what you stand for then communicate that identity.  Translate your message into customer centered communication that resonates with your audience.

What opportunities does your business provide for increasing customer satisfaction and company revenue?  What do you stand for?  Can you describe that in just a few words?  To determine what those few words are, Turkel recommends you consider five components.  

  • First, write down your company features and benefits.  This means everything you and your business offer including products, services, talents, skills, experiences, and so on.
  • Then write down your points of distinction.  What sets you apart from your competition? What do your clients identify about you?
  • Next, focus on the functional side of your business.  What features and attributes do you offer?
  • Then focus on the emotional side of your business.  How do your customers feel?
  • Lastly, this is when you can take reflect upon that information and know what you stand for and know who you are.  This is your brand promise.

Ann Handley, author of Everybody Writes: Your Go-to Guide to Creating Ridiculously Good Contentexplains some Everybody Writes Story Rules of story writing.  I will show how her advice can be applied to bed and breakfast story writing.

 

 

Ann’s Compelling Everybody Writes Story Rules:

  • Must be true (always be truthful)
  • Must be human (do not have to pretend to be perfect)
  • Must be specific enough to be believable (avoid talking in generalities)
  • Must be universal enough to be relevant (must be relate-able)
  • Must be original (not commonplace)
  • Must be stories only you can tell (unique)
  • Must serve the customer (beneficial to them)
  • Must tell a bigger story aligned with a larger mission (ex: relationship building)

Ann’s Business Questions To Answer:

  • What is unique about our business? (what makes YOU different than other B&B’s)
  • What is interesting about how our business was founded? (share your story)
  • What is special about the founder? (unique background)
  • What problem does our company try to solve? (ex: add enjoyment, reduce stress)
  • What inspired our business? (such as a person or mission)
  • What AHA! moments has our company had? (major lightbulbs)
  • How has our business evolved? (process of changes)
  • How do we feel about our business, our customers, and ourselves? (state goals)
  • What’s an unobvious way to tell our story? (be creative)
  • What do we consider normal that other folks would think is cool? (stories from guests)
  • How will our company make a difference? (ex: eco-friendly)
  • What sets you apart? (ex: personal touch)
  • Why should your company matter to me? (what is in it for them?)

Your brand voice is simply an expression of your company’s personality and point of view.  Your unique voice comes from knowing who you are and who you are not.  The key is to be authentic (or true to) your own unique personality and innkeeping style as well as feature WHY people should stay at YOUR bed and breakfast inn versus a local competitor.

Bed and Breakfast Linens

As owners of bed and breakfasts, you build your brand based on the quality and level of hospitality you offer to your guests.  This includes guests’ first impression of your place and their individual guest room down to the look and feel of your sheets and bed and breakfast linens.

 

As many of you know, the Professional Association of Innkeepers International (PAII) is an organization for bed and breakfast owners and innkeepers as well as vendors in the hospitality industry.  The following are a few of the companies that fall into the PAII Vendor Membership Category of “Linens, Bedding, Towels, and Accessories”:

Innkeepers should strive to provide an experience above and beyond their guests’ expectations.  Thus, choosing quality linens for your bed and breakfast is of great importance.  Create an environment where your guests will not want to leave.  This will encourage them to come back as soon as they can return.

Here are some tips to help guide you when selecting your bed and breakfast linens. Before you start buying linens for each bedroom, make note of how many beds you’ll be fitting within each room as well as their respective sizes (twin, queen, king, etc.). Make sure you have extra pillows for your guests as well as a couple quality blankets for each bed.  One blanket can be placed on the bed between the comforter and the top sheet while the other blanket can be put in an accessible guest drawer or closet space.

When choosing the quality of your bed and breakfast linens, ensure that the material is 100% natural content featuring a thread count of at least 500. Consider choosing white to avoid any fading colors. White also has the advantage of looking crisp and clean while giving an airy and welcoming feel to the room.

When selecting your bathroom sets, make sure you select plush, 100% cotton towels with a dense loop. Anything below these quality standards can detract from the guest experience. Also ensure that you have the correct sizes, including bath towels, hand towels, and washcloths.

Coordination is key. Colors should play off each other to give a natural flow from the bedroom to the bathroom.  What matters is the perceptions of each guest. Whatever you end up choosing, make sure the bedroom and bathroom colors complement each other.

Be sure to provide a generous number of towels, to give your guests the feeling of comfort and luxury.  By having an extra amount of linens and towels, they will last longer.  When your towels are plush and sheets are smooth, your guests are more likely to remember their positive experience (including restful sleep) and return to your inn for another visit.

Helpful Furniture Buying Tips

Whether you are just starting your bed and breakfast and need to buy a whole houseful of furniture, or if you just want to add a few pieces of furniture, check out these helpful furniture buying tips!

  • Bring swatches or color samples of furniture, drapes, fabrics, paint or wallpaper that you will need to color match. If swatches aren’t available, take good color pictures & bring them with you.
  • If you are buying furniture for a whole room or your entire bed and breakfast, bring a floor plan of each room (include window, door & ceiling measurements) to help you select furniture with the correct dimensions. Measure other pieces of furniture in the room to ensure that your new furniture will be compatible in scale.
  • If necessary, take hall measurements, door measurements and ceiling measurements. If you are buying furniture that will go upstairs in a two or three story bed and breakfast, bring measurements of the hall and stairway so that you can make sure any furniture that you buy can be carried up your stairway.
  • Decide on the furniture style that you like. You can bring pictures of furniture that you like from your favorite home furnishings magazines.
  • With today’s eclectic styles of decorating, many people use different types and finishes of wood in the same room. Select interesting pieces of furniture that complement each other and reflect your taste.
  • If you have oriental and/or decorative rugs that you will be using, make certain that the fabric that you choose for upholstery will complement the colors and design of your rug.
  • To make small rooms look bigger, select furniture and accessories with colors that closely match the walls and floors. Also, reduce the number of pieces of furniture in the room and add reflective surfaces such as mirrors and glass-top table tops.
  • To make a large room look smaller and more intimate, position furniture away from the wall and use taller pieces such as an entertainment center, armoire or screen. Use rugs, patterned upholstery fabrics and printed wallpaper to give the area a warm and more comfortable feeling.
  • When shopping for upholstered furniture, try to get the facts about the basic construction: springs, frames, padding, cushions and fabric.
  • Always test furniture that will be used for seating by doing just that: sit on it! Consider how well the chair fits your particular body build. The height of the arms, the pitch of the back and the support under your knees should feel right for your body.

Remember these furniture buying tips and have fun shopping. Keep track of your receipts so you can write off the expenses for your bed and breakfast.
